Provide Professional Accounting Services – The Claus Team collects your monthly rent and deposits it directly to your account. We provide full and transparent accounting, with bills attached to your monthly statement and a comprehensive end-of-year reconciliation provided annually with your 1099 to make reporting rental income for tax purposes simple and easy.

Keep Track of the Minutia – We take care of providing notices to tenants, performing move in/out inspections, processing lease renewals, and a variety of other housekeeping tasks associated with owning an income property.

What does Professional Property Management Cost?

Recurring Management Fees

To cover the cost of property management services, the Claus Team collects a percentage of the monthly rent, usually 8% to 10% of the monthly rental amount. So if your home is renting for $1,000 per month, the Claus Team would charge $80 – $100 per month to manage that property.

Lease Signing Fees

When a tenant is placed in the property, we charge an initial leasing fee of 1/2 of one month’s rent. This is used for things like advertising your home and paying agent commission once your home is leased.

Maintenance & Repair Expenses

As the property owner, you will still be responsible for any expenses related to maintaining or repairing the property. The Claus Team will coordinate this and provide cost estimates based on the type of work needed. The property management contract authorizes us to spend a specified amount per item before pre-authorization to owner of expense, except for emergencies.
